National full-service real estate firm Draper and Kramer, Incorporated, has announced that its Denver-area multifamily property, Tempo Nine Mile Station, a 255-unit rental community located within the 22-acre “The Point” master-planned development in Aurora, has reached stabilization.
The Chicago-based firm has also taken over property management for both Tempo Nine Mile Station and The Wright, a 203-unit multifamily property at 6465 S. Xanadu Way in Centennial that Draper and Kramer acquired in August 2023.
“With two fully stabilized properties in our Denver portfolio, we are in a great position to further solidify our presence in Colorado by bringing our proven in-house property management services to this market,” said Julie Stevlingson, senior vice president and director of management services with Draper and Kramer. “Both of these communities offer access to an amazing Colorado lifestyle, and we’ll be enhancing that lifestyle through what we refer to internally as ‘the DK Way’ — a service-focused approach rooted in our company culture that shapes the resident experience across our portfolio.”
Located at 12150 E. Dartmouth Ave., Tempo Nine Mile Station was developed by a joint venture including Draper and Kramer, Koelbel and Company, Mile High Development and Urban Roots Development, Inc. The five-story property welcomed its first residents in early 2025.
Residences at Tempo Nine Mile Station include studio, one-, two- and three-bedroom units measuring from 542 to 1,321 square feet. Monthly rents start at $1,500.
Shared amenities include an outdoor pool and landscaped courtyard; community room; coworking spaces; a “Colorado room” with bike, ski and kayak storage, hangout space, and repair stations; yoga studio and rooftop fitness center; and party deck. The mixed-used building also features 3,000 square feet of ground-floor retail. One 1,289-square-foot space has been leased to a financial services company, and two others are currently available.
The property’s location within The Point puts residents steps from retail and grocery stores, restaurants, a future park and planned pedestrian bridge across Parker Road that will provide access to Regional Transportation District (RTD)’s Nine Mile station, served by the H and R light rail lines.
“Leasing at Tempo Nine Mile Station has been driven by the access the community gives residents to the vibrant new town center taking shape at The Point, as well as nearby transit, employment centers and recreation opportunities,” noted Stevlingson.
Draper and Kramer first entered the Denver market in 2023 with its acquisition of The Wright, which was developed by Sares Regis Group in partnership with Carlisle and completed earlier that year. The luxury rental community is in the Denver Tech Center submarket, one of the largest employment hubs in the metropolitan area.
The Wright includes seven three-story apartment buildings that house a mix of 132 one-bedroom, 65 two-bedroom and six three-bedroom units, with residences ranging from 675 to 1,351 square feet and monthly rents starting at $1,850.
Draper and Kramer’s diversified multifamily portfolio includes 20 properties across Chicago, St. Louis, Dallas, Austin, Phoenix and Denver.
