Paradigm River North Adds 2 Tenants Totaling 17,300 SF

Paradigm River North, a 200,000-square-foot, sustainably focused office building that debuted in Denver’s vibrant RiNo Art District in 2024 and has since established itself as one of Denver’s most sought-after office addresses, has two new tenants. Candid Health has signed a lease for approximately 14,000 square feet at the property, while IA Interior Architects has secured an approximately 3,300 square-foot lease.

The two companies join a growing roster of tenants that includes YETI, BSA LifeStructures, Langan Engineering & Environmental Services, Rockefeller Group, which established its Rocky Mountain Region headquarters at the building in March of last year, and Davis Graham, which moved into its 80,000-square-foot space in December 2024.

Morgan Kelly of JLL represented Candid Health, and Josh Pons of Newmark represented IA Interior Architects in their respective lease signings. Sarajane Goodfellow and Allison Berry of CBRE represented Paradigm River North in both transactions.

Candid Health will occupy a portion of the third floor in one of Paradigm River North’s four luxury spec suites, while IA Interior Architects will occupy a prime ground-floor space at the office property. Designed by Tryba Architects, the spec suites were conceived to meet the evolving needs of modern tenants, thoughtfully balancing open collaboration areas, private offices, meeting spaces, and fully equipped kitchen and amenity spaces, each with direct access to the building’s state-of-the-art conference and training center. At present, two spec suites, ranging from 4,178 to 9,950 square feet, remain available for lease at the property.

Paradigm River North represents a definitive new kind of office experience for Denver and beyond. Developed by Jordon Perlmutter & Co. and Rockefeller Group, the LEED Gold-certified building was intentionally conceived to foster a happier, healthier, and more productive workforce. The building weaves biophilic design principles throughout, with open-air balconies on every floor, soaring 12-foot-3-inch ceiling heights, and oversized windows that bathe the interiors in natural light.
