CBRE has arranged the sale of Novera Commerce Center, a proposed three-building industrial development totaling 386,489 square feet in Westminster, and has been retained as the project’s exclusive leasing agent following the acquisition by Principal Asset Management from Opus Development.

Todd Witty and Daniel Close represented Opus Development and assisted in raising equity for the project. They have been retained by Principal Asset Management to lead leasing efforts for the development.

“Novera Commerce Center will provide tenants with a rare opportunity to secure new industrial space with highway visibility in one of the fastest-growing submarkets along Colorado’s Front Range,” said Daniel Close, a senior vice president at CBRE. “The project can accommodate a wide range of occupiers, from regional distributors and e-commerce users to light manufacturing and service-related industrial companies seeking access to the growing northern Colorado population base.”

Located at 13900 Huron St., the project will comprise three buildings ranging from approximately 89,000 sq. ft. to 195,000 sq. ft. and is expected to deliver in the second half of 2027. The development offers flexible suite configurations, ample loading capacity, trailer parking and modern industrial specifications designed to accommodate a broad range of users. Buildings can accommodate users as small as approximately 18,700 sq. ft., providing flexibility for a range of occupier sizes.

Situated in Denver’s North submarket, Novera Commerce Center benefits from direct access to Interstate 25, one of Colorado’s primary freight corridors, and is positioned to serve the rapidly growing populations of Denver, Boulder and Northern Colorado. The site lies within a Colorado Enterprise Zone and Opportunity Zone, providing additional advantages for prospective occupiers.

“Novera Commerce Center reflects our confidence in the north Denver industrial market and in Westminster as a location where modern logistics space is in short supply. We’re grateful to Principal for their partnership, and we look forward to delivering a project that meets the needs of today’s distribution and advanced manufacturing users,” said Randy Danielson of Opus Development.
