25 Commerce Park, a fully leased, Class A industrial campus totaling 453,550 square feet across three buildings in Denver’s highly sought-after North I-25 Corridor, has sold for $95 million. The buyer was EastGroup Properties, Inc. CBRE’s Jeremy Ballenger and Tyler Carner represented the seller, Rockefeller Group.
EastGroup Properties acquired the asset as part of its continued expansion in high-growth industrial markets across the United States. The project was fully leased prior to being marketed for sale.
Completed by Rockefeller Group in 2025, 25 Commerce Park is strategically situated at 15003-15107 Grant Street at the intersection of Interstate 25 and E-470, providing exceptional connectivity to Denver, Northern Colorado, Denver International Airport, and the broader Mountain West region. At the time of sale, the property was 100% leased to four tenants. The campus features institutional-quality construction and best-in-class industrial specifications, including modern building depths, high-clear warehouse space, ESFR sprinkler systems, extensive dock-high loading capabilities, trailer parking, and efficient site circulation designed to accommodate today’s distribution, logistics, manufacturing, and e-commerce users.
“From the outset, we believed 25 Commerce Park would be well-positioned to serve the needs of regional and national occupiers seeking high-quality industrial space in the North Denver market,” said Matt Bruns, director, Rocky Mountain Development, for Rockefeller Group. “We are pleased to complete this transaction with EastGroup Properties, one of the nation’s leading industrial real estate owners. Their strong reputation and growing presence in Colorado make them an ideal owner for the property as they continue to expand their industrial portfolio in the region and across the country.”
“This transaction underscores the continued demand for high-quality industrial assets in Denver’s North I-25 Corridor,” said Ballenger, a CBRE executive vice president. “25 Commerce Park offered the combination of modern product, long-duration leases, embedded rent growth, and strategic access to the region’s primary freight network created a compelling investment opportunity.”
Designed by Grey Wolf Architecture and built by Golden Triangle Construction, the project represents one of the premier industrial developments completed in the Denver market in recent years. Its location within the North I-25 Corridor has made it an attractive operating environment for a diverse mix of occupiers seeking access to the region’s growing population base, labor force, and transportation infrastructure.
“We’re excited to add 25 Commerce Park to our growing Denver portfolio. This acquisition further strengthens our presence in Denver and aligns well with our strategy of acquiring quality industrial properties in high-growth markets. We also enjoyed working with Rockefeller Group and appreciate their efforts in making this a successful transaction,” said Ryan Collins, executive vice president and head of the Western Region at EastGroup Properties.
The property lies within one of metro Denver’s fastest-growing industrial submarkets. According to CBRE Research, the North submarket currently has approximately 1.82 million square feet under construction, the largest development pipeline among Denver-area industrial submarkets, highlighting continued confidence in the corridor’s long-term growth trajectory.
“We are grateful to Rockefeller Group for the opportunity to represent them in this transaction and congratulate EastGroup on acquiring one of the premier industrial investments in the Denver market,” added Ballenger. “The sale demonstrates the depth of institutional capital targeting newly delivered, high-quality industrial assets with strong tenancy and long-term growth potential.”
