Apartment Project Approved For Final Parcel at Sky Ridge Rail Station

A new 240-unit apartment complex has been approved for development on the last parcel of land at the Sky Ridge Station transit oriented development (TOD) site of the new RidgeGate community in Lone Tree.

The seven-story apartment complex, which includes two levels of parking, is adjacent to various large employers in the area including the Sky Ridge Medical Center, Charles Schwab and Kiewit’s future regional headquarters. It will break ground early next year and has a scheduled completion date of mid-2021,

“These apartments are an ideal addition to Sky Ridge Station and help fill the need for higher density, smaller units at an attainable price,” said Keith Simon, executive vice president and director of development for Coventry Development Corporation, the master developer for RidgeGate. “This comes at a perfect time for RidgeGate as the West side is nearly all built out, and we are continuing to see many new residents to the area thanks to the numerous employers here, the overall connectivity of the community and the recent opening of RTD’s Southeast Light Rail Extension. With the access to the rail and also the Lone Tree Link On Demand free shuttle, residents can realistically be much less dependent on owning and using a car.”

The $65 million project will feature a modern, progressive design and will offer units ranging in size from 500 square feet to 1,100 square feet. Of the units, 80 percent will be one-bedroom apartments, and the rest will be two-bedroom units. The goal is to keep the rental price low in order to serve the needs of the employees of the neighborhood’s largest employers.

“Our new regional headquarters in RidgeGate offers an ideal environment for our employees to live and work,” said Alan Lincoln, director of real estate for Kiewit. “With access to housing, restaurants, light rail transportation and green space, it has all of the amenities that contribute to a good, healthy quality of life.”

The Sky Ridge Station Apartments are being built using the Prescient all steel building technology that is highly precise, streamlined and creates less waste. It will feature a wide variety of modern amenities including a pool with viewing deck, a large dog park, creative co-working spaces, 1,500 square feet of ground floor retail and gathering spaces for residents that allow them to feel connected and socialize with one another.

RidgeGate is a mixed-use, master planned community in Lone Tree that is currently home to 6,000 residents. The community began taking shape in 2003 with the Sky Ridge Medical Center and is nearly fully developed on the west side of I-25 with expansion now beginning on the east side of I-25. RidgeGate encompasses a total of 3,500 acres, or six square miles, and is designed to seamlessly integrate urban amenities and residential neighborhoods with beautiful natural open spaces, parks and trails. It is home to three light rail stations, dynamic shopping, dining and wellness, as well as several large employment campuses, all joined by a highly connected and walkable UrbanScape ®.
