Taurus Builders, a Denver-based full-service commercial construction firm, is working on three tenant spaces at the highly anticipated 240 St. Paul, a six-story, 83,594-square-foot class A office building developed by BMC Investments. BMC has been at the forefront of defining Cherry Creek North, helping to create a high-end, mini-urban community where people can live, work, shop, and play without needing to be in the downtown urban core. The tenant spaces at 240 St. Paul range from approximately 2,500 to a full floor of 11,500 square feet and feature customized layouts and high-end finishes to complement the building’s state-of-the-art design and amenities.
“There’s no one-size-fits-all approach with something like 240 St. Paul. We’re bringing a personal touch to each of these projects to help them stand out,” said David Ellena, principal at Taurus Builders. “We’re working closely with each client to meet their vastly different goals and scopes, while maintaining the standard for quality construction and design of the building. It’s all in the details.”
Occupying the building’s entire fourth floor, Forum Investment Group’s 11,566-square-foot home office creates a warm, inviting space to welcome clients, employees and guests. Construction kicked off in June and will feature high-end finishes including wood slat ceiling details, a hidden bookcase door, and a large clubroom amenity area with stunning mountain views and a distinctive vapor fireplace as the focal point. The space is on schedule to deliver in early November.
Morenergy Exploration Co.’s fifth-floor office encompasses 3,708 square feet. Shared by three tenants, this office space includes two separate entrances and common areas, which required some ingenuity in dividing the space while making it feel cohesive. This project started in July and is on track to deliver in September.
Finally, an investment firm is moving into a 2,533-square-foot space on the building’s sixth floor. With fitout works scheduled to kick off in November, this fast-moving project requires intense preconstruction collaboration between the construction and design teams to deliver on schedule. The tastefully designed office space will open up to a private terrace overlooking Cherry Creek.
BMC Investments began construction on 240 St. Paul in June 2020 and received TCO in August 2021. Taurus Builders started construction in the Forum Investment Group and Morenergy Exploration spaces before the building core and shell work was completed, requiring close collaboration with the building contractor and city inspectors.
“We’re excited about completing 240 St. Paul, which, combined with our other residential and commercial offerings on St. Paul and throughout Cherry Creek North, creates a diverse, thriving and sustainable community,” said Jeff Stonger, CIO of BMC Invesments. “We are fortunate to have to construction partners like Taurus who understand the importance of quality in our buildings and are helping us to provide incredible work environments for our office tenants.”
The building was fully leased at its delivery, a testament to its quality design, construction and location in a challenging leasing market.
