Boutique Office Project to Break Ground in LoHi

Denver-based Generation Development — best known for its for-sale residential projects — will break ground this week on its first office project: 2926 LOHI. Located at 2926 Umatilla in the heart of the Lower Highlands neighborhood, the five-story boutique office building will offer 25,000 square feet of class A office space and is scheduled to be delivered in early 2023.

“We first acquired this parcel in 2018 and are thrilled to finally bring 2926 LoHi to life,” said Chris Lonigro, president of Generation Development. “As a residential developer our focus has been on building projects in great locations that reflect the uniqueness of the surrounding neighborhood and stand the test of time. We plan to bring that same focus to 2926 LoHi so that our tenants feel that where they work is rooted in the energy of the neighborhood has a truly boutique feel.”

The architect for the project is BOSS Architecture and the general contractor is Generation Constructors. Parkview Financial provided an $8.7 million construction loan for 2926 LoHi.

Floorplates in the 33,000-square-foot building range from 3,500 to 5,200 square feet. 2926 LoHi is designed to include multiple terraces and floor to ceiling windows to the east and the west, providing tenants abundant access to outdoor space and natural light. Floors three, four and five incorporate exposed structural steel beams and columns with exposed CLT wood ceilings, which not only brings a warmth to the space but reduces the costs of tenant buildout due to not having to put in a ceiling. There will also be underground parking for 30 cars via a stacked mechanical parking system.

The surrounding Lower Highlands neighborhood boasts over 60 restaurants, bars and retail shops within walking distance of the property along with residential properties. The location also offers walkability to surrounding neighborhoods including Platte Street, Denver Union Station and Lower Downtown Denver.

2926 LoHi is being marketed by James Roupp and Maddy Stevenson of JLL.
