Denver’s First Hotel-Style Apartment Community Now Open

Perched above the Apiary Hotel, South Denver’s first lifestyle extended-stay hotel, The Apiary Residences is introducing a new model of luxury living to the city—one inspired less by traditional apartments and more by the elevated experience of boutique hospitality. Now leasing, Denver’s first hotel-style residential community blends thoughtfully designed homes with the personalized services, curated amenities and seamless convenience typically reserved for high-end hotel guests.

The residences, managed by Greystar, are part of a larger mixed-use development creating a connected community where residents enjoy direct access to valet parking, Keepers Cocktail Lounge and June Gap Market and Cafe. 

193 residences are available across the property, spanning one-, two- and three-bedroom apartments and 13 penthouse options ranging from 905 to 4,072 square feet. The community’s largest floor plan, a three-bedroom-plus-den penthouse, spans 4,072 square feet. 

Each apartment features hand-selected finishes chosen to reflect a nature-inspired sensibility throughout: premium quartz countertops, waterfall-edge islands and panelized refrigerators integrated into custom cabinetry. Thermador appliances, engineered hardwood floors and walk-in closets with built-in organization systems complete each residence, while many homes extend outward to balconies framing mountain and city views. The Apiary scent, a signature fragrance developed exclusively for the property and diffused throughout common areas and available as a specialty candle for residents, underscores the community’s commitment to a fully considered sensory experience. The team describes the community’s identity in three words: distinguished by nature. 

“We thought about this the way a hotelier would. Hospitality drives every decision here, from the way residents are greeted to the way their needs are anticipated to the way spaces are designed to make daily life feel effortless. That comes from a hospitality mindset, not a residential one,” Sonja Dimond, principal at Copford said. 

The concept takes direct aim at a gap in Denver’s luxury rental market. Most discerning renters don’t just want a well-appointed home, but a living experience that feels more like checking into a great hotel than signing an apartment lease, complete with room service to match. Through The Apiary Residences app, residents can order from Keepers Cocktail Lounge and June Gap Market and Cafe for delivery directly to their door. The amenities support that same premise: a rooftop pool, a sauna, co-working spaces and a resident lounge, along with hotel-level services throughout the building. 

“What we’ve built here is a service infrastructure designed around residents’ daily lives,” Jacquelyn Hammond, regional property manager, said. “Residents shouldn’t have to think about what they need. Our job is to anticipate it. Whether that’s how a space is staffed, how a request gets handled, or how someone feels walking through the door at the end of the day, every touchpoint is intentional. At Apiary Residences, that level of care isn’t an amenity, it’s the standard.” 

Those in one of the 13 penthouse residences gain access to the Colony Club, a dedicated penthouse lounge with a suite of services including complimentary valet, package and grocery delivery, monthly housekeeping, monthly car detailing and dining and entertainment reservations, with additional programming to come. 

Keepers is the hotel’s cocktail lounge, offering a warm, upscale setting for drinks. June Gap Market and Cafe is the hotel’s ground-floor market, focused on locally sourced ingredients and Denver-based producers, with grab-and-go meals, pantry staples and beverages available throughout the day.
