As it approaches its 25th anniversary this summer, FlatIron Crossing in Broomfield is marking the milestone with a wave of new tenants, major store expansions, and a transformative mixed-use development project next door.

Macerich, the national real estate investment trust behind FlatIron Crossing, has announced several new retailers coming to the enclosed shopping center, including Abercrombie & Fitch, Anthropologie, LEGO, and SweetPlay. Lululemon is building an expanded prototype location, and both Victoria’s Secret and Bath & Body Works are enhancing their presence through expansion and relocation, respectively.

“FlatIron Crossing has tremendous momentum heading into its 25th anniversary,” said Kim Choukalas, senior vice president of leasing at Macerich. “High-profile retailers are joining the property, existing tenants are expanding, and all of this is fueled by our broader investments, particularly the adjacent HiFi development.”

Located along the U.S. 36 corridor between Denver and Boulder, FlatIron Crossing has long served as a major retail destination in the Northwest metro area. The new developments aim to ensure it remains a central hub for shopping, dining, and entertainment in the years ahead.

HiFi at FlatIron Crossing

Adjacent to the existing center, Macerich is currently developing HiFi at FlatIron Crossing, a 25-acre, open-air mixed-use destination that blends retail, dining, entertainment, and residential living.

Designed as a walkable, experience-driven community space, HiFi will feature event-ready green spaces for concerts, group fitness classes, farmers markets, and festivals. One of the development’s anchor tenants will be Pindustry—a 34,000-square-foot entertainment and dining concept—which joins AMC Theatres as one of HiFi’s first major draws.

Residential offerings will include NOVEL FlatIron, a five-story luxury apartment community developed by Crescent Communities. In total, NOVEL will offer 347 units with phased openings, including Pindustry, expected to begin in 2027.

“We have terrific plans in place to replace vacant anchors with top names at FlatIron Crossing,” said Choukalas. “Together with HiFi, this creates a cohesive, high-energy destination that continues to evolve with the needs and desires of the Broomfield community.”
