Iota Fox Station Opens in Globeville

KTGY, an award-winning national design firm specializing in architecture, interior design, branded environments, and urban design, announced the completion and opening of Iota Fox Station, a new transit-oriented multifamily development located at 500 West 41st Avenue, directly across the street from the 41st & Fox transit station in Denver’s Globeville neighborhood.

Highland Development Company, a Denver-based real estate development company, broke ground on the project in April 2022. The general contractor for the project is Martines Palmeiro Construction (MPC).

To deliver all the features residents want and more on a challenging site in an emerging neighborhood, KTGY’s architecture studio leveraged smart and effective unit design. Featuring 148 micro-units, Iota Fox Station creates inherent affordability and is conveniently located just one stop away from Denver’s downtown Union Station. 

Design highlights include:

  • Catered to young professionals: Efficient micro-unit design caters to singles, young professionals and roommates, maximizing the building footprint and providing affordable residential housing to the area. Within a five-minute walk to the Denver RTD station and easy commute via car or bike to downtown Denver, the seven-story building developed on less than half an acre reveals the human potential previously given over to rail yards and industry. 
  • Sustainable, efficient design: This all-electric building — complete with a central electric boiler that helps allow for zero natural gas consumption — exceeds the ANSI-compliant NGBS Gold standards. Strategically selected ventilation, design features and more utilize less energy and resources.
  • Industrial-inspired design: Inspired by the industrial and rail yard context of the neighborhood, a refreshing and simple facade creates a clean aesthetic by enveloping the podium in enduring materials and giving way to crisp profiles on all sides. A solid materiality anchors the building and reflects the site’s previous uses.
  • Amenities to bring the community together: The amenity space and roof deck provide residents with a place to relax and enjoy stunning views of the Rocky Mountains to the west and downtown to the south. Co-working spaces as well as a modern fitness center creates an enticing amenity program.
