Colorado-based companies DeNOVO Solutions, LLC and Koelbel and Company have joined forces to deliver INNOVUS, a new 200,000-square-foot, four-story, state-of-the-art certified government office building, capable of meeting the expanding needs of the Intelligence Community around Buckley Space Force Base in Aurora.
Located southwest of East Sixth Avenue and North Valdai Street, the concept will be the first of its kind as a purpose-built secured facility that will provide a mix of turnkey solutions, secure office spaces, and membership/co-working opportunities to create an ecosystem where all IT, Security, and Cyber management is provided. Most importantly, tenants won’t have to worry about certificates or certifications, privacy or safety, building codes, or frequently changing standards, as Innovus will handle those.
“For many businesses doing defense work, finding a secure facility can be a major barrier to entry,” said Danny Moore, president and founder of DeNOVO Solutions. “During the pandemic, we saw tremendous growth potential in the Department of Defense industry (DOD) and realized there was a need in the industry for the next evolution of workspace.”
A chance meeting at one of Koelbel’s industry-focused office buildings led to a partnership between the two firms that was the genesis of Innovus. “Defense contractors are accustomed to operating out of drab, 3rd or 4th generation office space that often lacks the amenities and creature comforts for which top talent is looking,” said Carl Koelbel, chief operating officer of Koelbel and Company. “By designing and building a purpose-built secured facility, we can not only provide economies of scale for the security and operation but also provide an amenity set that would cause even the most forward-thinking tech companies to be jealous.”
Amenities onsite will include a café/bar, secured event space with a capacity for 300 people, indoor secured bike storage, fitness and locker rooms, a communal pavilion, garden/gathering space, food-truck parking, ample parking, an onsite data center, breakrooms with expansive views of the entire front range.
Together, Koelbel and DeNOVO selected Aurora as the first location for this concept because there is a large clustering of defense contractors in the area. The project has already have garnered interest from several potential tenants and expects to be fully leased before groundbreaking in late 2024. The building will be completed in mid-2025.
