Lee & Associates – Denver Completes a ±73,716 SF Industrial Investment Sale
Lee & Associates, the largest broker-owned commercial real estate firm in North America, has completed a ±73,716 SF sale at 10325 E 47th Avenue in Denver for $13 million ($176.35/SF).
This triple net property is CMU-30 zoned and located on 4.07 Acres. The property is 30’ Clear, ESFR and has a new 7-year lease with current tenant Xcimer Energy, Inc.
The sale closed on October 16, 2024.
12,630 SF Industrial/Office Building Sells for $3.9M
Steve Serenyi of Colliers Denver, who brokered the deal, announces the sale of 8600 Verbena Street,
Commerce City for $3,900,000. This property is 12,630 SF (6,230 SF of office, 6,400 SF of warehouse) on 2.6 acres and was constructed in 2008.
The buyer was SPQR Verbena. The seller was James & Kathleen Parent, who wished to sell because their tenant went bankrupt and the buyer was interested in the property to own instead of lease. The property worked particularly well for the Buyer because of its large fenced yard and abundant nice office space.
Pinnacle Announces Sale of 6,358 SF Office Building in Denver
Pinnacle Real Estate Advisors, LLC announced the sale of a 6,358-square-foot office building located at 1525 Josephine Street in Denver. The property traded for $2,080,000 ($327.14/SF).
Cody Stambaugh, Liz Morgan and Kyle Moyer, with The Morgan Stambaugh Group assisted the buyer, Collaborative Healing Initiative Within Communities (CHIC Denver) and the seller, Unbridled Wealth, in the transaction.

Arvada Retail Portfolio Fetches $10.1M
Digby Commercial Advisors LLC announced the sale of a retail portfolio located at 14715, 14615, and 14455 W 64th Ave Arvada.
The seller, Courtyard on Vine Street LLC and William Penn Apartments LLC, sold the portfolio to Storyline Holdings LLC.
The property is comprised of 41,163 square feet in the coveted Northwest Submarket. The property was never formally listed on the market. The purchasers intend to expand their current footprint in the retail center, while keeping many existing tenants in place.

SRS Real Estate Partners Completes $8.33 Million Sale of a 7-Eleven Property in Thornton
SRS Real Estate Partners has completed the $8.33 million sale of a 7-Eleven property at 52 W. 84th Avenue in Thornton. Situated on 1.21 acres, the 4.050-square-foot property was completed in 2023 and has 14 years remaining on its corporate-guaranteed lease.
SRS Capital Markets Vice President Ryan Tomkins represented the seller, a Colorado-based developer. The buyer was a California-based private investor seeking a well-located 7-Eleven asset.
“This 7-Eleven location is an exceptional site for gas and convenience store use, conveniently situated adjacent to the freeway in a densely populated and expanding suburb of Denver,” said Tomkins. “The long-term lease provides the new owners with a passive investment opportunity with no landlord responsibilities.”
The property is visible from Interstate 25 and is directly across the street from several retailers. Thornton is the sixth largest city in Colorado and is the largest in the north Denver metro. The city continues to experience expansion and demand for new retail property.
