Loveland, CO – CBRE Group, Inc. on behalf of McWhinney, recently announced that Toddy, LLC, makers of the Toddy Cold Brew Coffee System, has signed a lease to become the first tenant at Centerra Industrial, a new development located at 5195 East 37th Street in Loveland, Colorado. Completed spring 2016, Centerra Industrial has approximately 84,000 square feet of Class A industrial space located in the award-winning Centerra master-planned community. Toddy is leasing 41,945 square feet of Centerra Industrial with plans to occupy at the beginning of 2017. Mike Eyer and Kyle Lundy of CBRE’s Fort Collins office along with Jim Bolt of CBRE in Denver served as advisors on the project and are leasing the space on behalf of McWhinney.

The development is part of the 3,000-acre, award-winning Centerra master-planned community, which is home to more than 7,500 employees, 1.5 million square feet of retail including over 30 restaurants, three hotels, a health club, K-8 STEAM school and miles of trails and open space with views of the Front Range.
Centerra Industrial is the first building in the Centerra Industrial Park. McWhinney developed the site speculatively to accommodate uses ranging from office to light assembly, research and development, light manufacturing, cold storage and warehouse distribution. The Class A facility includes 22 dock-high doors, two drive-in doors, 24-foot clear heights, 52-foot by 50-foot bay spacing, skylights, ESFR sprinklers and a 1.5 to 1,000 parking ratio. The site is located on 13 acres near the Fort Collins-Loveland Airport with direct access to Interstate 25 and Highway 34, and regional access to Interstate 80 and Interstate 70.
Construction on a second building in Centerra Industrial Park is slated to begin as early as the end of the year with delivery in late spring 2017. The second building will offer the same flexible space layout and Class A features as the first, ideal for either a single tenant or multiple users as small as 15,000 square feet.
