Paradigm River North Celebrates Topping Out

Saunders completes the final concrete pour at Paradigm River North.

Today, joint venture partners Jordon Perlmutter & Co and Rockefeller Group announced the topping out of Paradigm River North, a new environmentally sustainable office development located at 3400 Walnut St. in Denver’s RiNo. The building, one of the few new office developments underway in Denver, is already 40 percent pre-leased to the law firm David Graham & Stubbs LLP (DGS).

Paradigm River North totals 200,000 square feet, with approximately 120,000 square feet available for lease. The building offers a compelling opportunity for companies seeking a competitive edge from the latest design innovations and one of the most vibrant neighborhoods in the city.

“Our vision was to create a project that would cater to strong demand from a discerning base of tenants seeking top-tier, dynamic locations to attract and retain the knowledge workers that are crucial to their businesses,” stated Sean Perlmutter, acquisitions and development partner at Jordon Perlmutter & Co. “Throughout this process, Rockefeller Group has proven to be an invaluable partner, and we look forward to delivering this project to the market alongside their team.”

The eight-story, LEED-Gold-designed facility broke ground in April 2022 and is expected to be completed at the end of this year. Saunders Construction is the general contractor and the project is designed by Tryba Architects. The building features a refined industrial aesthetic that pays tribute to the neighborhood’s historic industrial character, while addressing contemporary trends in modern workspace suitable for growing, cutting-edge companies.

Offering unmatched building amenities, such as private outdoor terraces and balconies, collaboration lounges, a state-of-the-art fitness center, enclosed bike storage lockers and more, the next-generation office building brings the evolution of the modern workplace to the forefront.

“Forward-thinking tenants like DGS are actively seeking best-in-class office buildings such as this that deliver on the lifestyle their employees want, prioritize environmental sustainability, embrace advanced technology, offer convenient access to transit, and foster a thriving live-work-play environment,” explained Jay Despard, senior managing director for Rockefeller Group’s Rocky Mountain Region. “As we finish the last concrete pour on this project, we’re also moving closer to bringing in additional tenants who recognize the myriad benefits of Paradigm’s exceptional design and location.”

With the addition of Paradigm River North, RiNo continues to establish itself as one of Denver’s most dynamic signature districts, spurred by a thriving creative culture and rapid development of new residential, retail, and office. The area’s growth has driven interest from both local and national companies attracted to the area’s superior residential and amenity base, vibrant arts scene and proximity to downtown.
