McWhinney is nearing completion on its newest flex-industrial building, Precision Industrial, representing 164,000 square feet of Class-A flex-industrial space in Loveland. The 11.6-acre site is located just off the Crossroads Boulevard and I-25 exit and is part of Centerra’s 3,000-acre master-planned community developed by McWhinney.

Project partners include architect Ware Malcomb and general contractor Golden Triangle Construction.

The building, slated for completion later this summer, will be the largest speculative industrial building developed in the Northern Colorado market to date. The expansive industrial flex building located at 3645 Precision Drive will include elevated architectural features with onsite amenities, such as a market-leading parking ratio, optional onsite trailer parking and outdoor storage, landscaped patios with shade and seating, and 32-foot clear ceiling heights, one of the highest in the region. The prominent site within the Centerra community offers visibility from I-25 with immediate access via Crossroads Boulevard along with proximity to restaurants, shopping, entertainment, trails and nature.

“We’re excited to introduce Precision Industrial, which represents the evolution of our northern Colorado industrial portfolio with our largest, most amenitized flex-industrial project to date. Given the success of our Centerra Industrial campus, we are confident that Precision will offer a best-in-class experience for the next wave of larger, more sophisticated users looking to relocate or expand in northern Colorado,” said Clyde Wood, vice president of commercial and mixed-use development at McWhinney.

Precision Industrial is located east of the Centerra Industrial campus, a development of six buildings totaling more than 650,000 square feet — now 100 percent occupied by users, including some of the region’s leading companies such as Colorado-based Bobo’s, Toddy’s, Growcentia, NORCO, Geary Pacific and SafeLite AutoGlass.

McWhinney has partnered with broker CBRE to offer competitive lease opportunities. CBRE First Vice President Mike Eyer stated, “We are seeing a broad range and influx of larger users entering the market, and we are confident that Precision Industrial can accommodate a variety of companies/industries and their needs, from advanced manufacturing to warehouse/distribution to specialty uses.” Interested businesses may contact CBRE and McWhinney for a site tour, prior to completion.
