Schnitzer West Secures Site for 8-Story Office Project in Cherry Creek

Leading West Coast real estate investment, development company Schnitzer West, LLC has closed on a site at 201 Fillmore located in Cherry Creek for the development of an eight-story mixed-use project, financed in partnership with Brue Baukol Capital Partners. The company also announced the execution of a pre-lease for one hundred percent of the building’s available office space.

The 201 Fillmore project is located at 2nd Avenue and Fillmore Street and boasts 140,000 square feet of mixed-use space, including approximately 132,000 square feet of Class-A office space. The ground floor features 8,500 square feet of retail space. Nearly five levels of below-grade parking will accommodate more than 240 vehicles and 19 bicycles. 201 Fillmore will be consistent with Schnitzer West’s mission of delivering forward-looking, tenant-focused buildings that deliver unmatched efficiency, functionality, and quality. The project is scheduled for completion in 2025.

The project, designed by Chicago-based architecture firm Goettsch Partners, is situated across the street from Schnitzer West’s Civica Cherry Creek, a seven-story boutique office building that delivers a premier workplace experience.

This is the third Schnitzer West ground-up office development in the Denver market, with an additional 1.5 million square feet planned over the next several years. Schnitzer West will deliver a one-of-a-kind building, The Current River North, in April 2023. Last year, Schnitzer West also launched SW Living, a multi-family development platform in Seattle and Denver. Schnitzer West has commenced construction of Phase I of the Westray mixed-use project located at Fiddler’s Green.
