The RidgeGate community in Lone Tree continued strong momentum in 2024 with several major development milestones including welcoming hundreds of new residents to the Lyric at RidgeGate™ community, the completion of both affordable and market-rate residential projects, and the addition of new retail and corporate businesses. The year ahead brings exciting plans to begin building new parks, schools, civic facilities, and an amenity center to enrich this complete community further.

Commercial & Municipal
- A grocery center with a 123,000-square-foot King Soopers store and Fuel Center at the RidgeGate Village Center, along with 30,000 square feet of shop space will break ground in 2025 pending city approval.
- High Note Regional Park, by the City and South Suburban Parks and Rec, will be an 80-acre park located along Happy Canyon Creek near I-25 and RidgeGate Parkway. The groundbreaking will take place later this year, and the first phase will be completed in 2027. The park will have many different uses including an amphitheater with programming provided by the Lone Tree Arts Center, a festival terrace, multi-purpose athletic fields, pickleball and basketball courts, a splash pad, a dog park, a food truck area, and more.
- A 2024 Bond for Douglas County School District was passed in November and will fund the construction of a new elementary school in the RidgeGate community. Plans for RidgeGate Elementary are underway and renderings can be found HERE.
- Living Spaces Furniture announced their second Colorado location on the final large retail site on the west side at RidgeGate Commons (near Cabela’s and Sierra Restaurant) and kicked off construction in 2024 with the goal of opening late 2025 or early 2026.
- A Mobility Hub by the Colorado Department of Transportation (CDOT) at RTD’s Sky Ridge Station will provide stops/stations for the Bustang bus service and will include station platforms. Construction is slated to start spring 2025.
- A new City of Lone Tree Justice Center and Public Works Operations facility are planned for the east side. The new Justice Center will offer a more efficient layout, modern technology integration, and expanded spaces for legal proceedings, law enforcement, and community programs.
- Badger Gulch Park spanning 3.36 acres, is poised to become a serene yet vibrant natural gathering place situated in the RidgeGate Village Center. The park will feature fitness equipment, children’s play areas, and an inspiring public art installation and will be a focal point for the community, accessible via an iconic pedestrian bridge that connects the Lyric at RidgeGate™ neighborhood along the scenic Badger Gulch Trail. Construction will commence in 2025, with an anticipated opening of 2026.
Residential
Shea Homes® Updates:
The residential opportunities at RidgeGate are extensive — last year Shea Homes® made significant progress building Lyric at RidgeGate™, which comprises 700 acres and will eventually have 1900 homes on the east side of the community. To date, more than 100 homes have been completed at Lyric™ with an expected 275 more move-ins this year. As the master plan community developer, Shea Homes® has partnered with several other homebuilders to offer a variety of home products and new home collections including Infinity, Lokal, and Thrive Home Builders. In January 2025, Thrive unveiled its new model home and Lokal kicked off sales by opening a new sales trailer on location. Shea Homes® will also be introducing a new luxury home series in 2025. The end of 2024 proved to be a turning point for traffic and interest for new home buyers with a significant increase from the previous three quarters.
The homes range from condos and townhomes to a variety of alley-loaded single-family detached and luxury homes, including two-story and ranch homes. Through thoughtful planning, design, and execution, they are creating architectural diversity in every neighborhood and on every block. Lyric™ has several planned community amenities, including a restaurant, welcome center, residents’ swimming pool, and fitness area. Three new parks, trails, and open space will provide recreational vigor to the urban landscape.
The highly anticipated Lyric™ Amenity Center has broken ground with an anticipated opening of summer 2026. This 7,500 square-foot facility at the southeast corner of Lyric Street and High Note Avenue will include a restaurant and welcome center, fitness building and pool with pavilion. Across the lawn from the restaurant and welcome center, Lyric™ residents will enjoy a fitness area and pool. With indoor and outdoor recreation areas, all-season fitness activities will be available to residents. And on warm-weather days the pool will be a delightful reason to come make a splash.
Several east-side projects have also commenced construction or are scheduled for construction this year, including:
- A 209-unit luxury seniors community called the Reserve at Lone Tree, developed by Experience Senior Living Development (ESLD), a NexCore-owned company, will open May 2025. This nine-story building features 125 Independent Living apartments 60 assisted and 24 memory care.
- Koelbel and Company received Lone Tree SIP and CHFA tax credit approval for a 101-unit affordable senior housing project to be built in the RidgeGate Village Center and construction commenced in December 2024 with an anticipated completion date of May 2026.
- Century Living recently began site work on a 340-unit (yet-to-be-named) luxury market-rate rental apartment project in the RidgeGate Village Center with an expected opening of mid-2026.
- Tall Tales Ranch, a 30-unit residential village for people with Intellectual and Developmental Disabilities (IDD) to be located adjacent to Schweiger Ranch, will begin its first phase of construction in Spring 2025 pending meeting fundraising goals.
