DENVER – Holliday Fenoglio Fowler, L.P. (HFF) today announced construction financing for Platte Fifteen, a 152,000-square-foot spec office and retail development in Denver, located at 2373 15th Street on the corner of Platte and 15th just minutes from downtown’s Union Station.
The HFF team worked on behalf of the borrower, Lionstone Investments, a data-analytics driven real estate investment firm, and Crescent Real Estate LLC, to secure the four-year construction loan through PCCP, LLC.
Due for completion in August 2019, Platte Fifteen will feature 136,000 square feet of office, 16,000 square feet of ground floor retail, a 38-stall surface level parking garage and a 198-stall subterranean parking garage. The five-story, Class A property will have typical floor plates ranging from 32,000 to 35,000 square feet and will offer tenants a rooftop deck with views of downtown and the Front Range.
OZ Architecture is also designing the building. PlatteFifteen will be the first of its kind in Denver to merge new construction with the character and comfort found in exposing old structure. The building will introduce Cross Laminated Timber (CLT) to the market, establishing a new benchmark for authentic environments and sustainability.
