Titan Development Breaks Ground on Compark470

Titan Development has broken ground on Compark470, a new two-building Class A shallow-bay industrial development totaling approximately 133,133 square feet in the Dove Valley area within the Denver market. Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has been selected to handle the leasing for the project, which is expected to deliver in the first quarter of 2027.

Located near Compark Boulevard and Chambers Road in Parker, Compark470 will introduce modern shallow-bay industrial product to the Southeast Denver submarket. The project is designed to accommodate a wide range of users, with flexible suite sizes ranging from approximately 14,500 to 72,264 square feet, and will be available for sale or lease.

Titan Development serves as the project’s developer. ARCO Murray is the general contractor, CAGE Civil is providing civil engineering services, and GMA Design Group is the project architect.

The two-building development will feature best-in-class industrial specifications, including 24-foot clear heights, ESFR sprinkler systems, expansive shared truck courts, and 2,000 amps of three-phase power in each building. Each building will offer ample loading options with up to 14 dock-high doors and four drive-in doors, along with additional expansion capability. The project will also include planned speculative office suites of approximately 1,844 square feet per building, designed to accelerate tenant occupancy. In addition, the property will feature extensive vehicle parking across both buildings and efficient building depths of approximately 165 feet and 180 feet, creating functional layouts ideal for aerospace, advanced manufacturing, logistics, distribution, and other light industrial users. The project also benefits from a business-friendly environment with a low mill levy and zoning that permits a wide range of light industrial uses.

Compark470’s strategic location provides immediate access to major transportation corridors, including Colorado E-470 and Interstate 25, placing tenants within 10 minutes of the Denver Tech Center, approximately 20 minutes from Denver International Airport, and roughly 25 minutes from Downtown Denver. The property is also located near Centennial Airport, further supporting regional and national connectivity.

The surrounding area offers strong demographics and workforce access, with nearly 69% of the Denver metropolitan population located within a 30-minute drive. The submarket also benefits from a highly educated labor pool, with more than 72% of bachelor’s degree holders and 73% of graduate or professional degree holders within the same radius.
