Trailbreak Partners, a Denver-based commercial real estate investment and development firm, has completed the construction of Ridian Apartments, a 123-unit Class A multifamily community located at 3295 N. Eliot Street in Denver’s sought-after Highlands neighborhood. Construction on Ridian Apartments began in mid-2022, and the community is now ready to welcome its first residents in the coming weeks.
“The completion of Ridian is the perfect example of what we aim to do at Trailbreak—deliver exceptional assets in places people really want to live,” said Doug Elenowitz, co-founder and principal at Trailbreak Partners. “Denver has a significant and growing need for rental housing all across the metro area, and Ridian delivers a thoughtful mix of units in one of the city’s most in-demand neighborhoods.”
The 140,000-square-foot, three-story project features a modern, upscale design with luxury amenities in a boutique setting. With a mix of studio, one-bedroom, and two-bedroom units averaging 670 square feet, the residences include custom flooring and cabinetry, stainless steel appliances, quartz countertops, walk-in closets, in-unit laundry, oversized windows and private balconies in select units.
The community also features a rooftop deck with panoramic city and mountain views, a large, vaulted lobby with 15-foot ceilings, a central courtyard with a grilling station, a resort-style plunge pool and hot tub, a 2,500-square-foot fitness center, co-working and meeting areas, and a sub-grade parking garage.
“Ridian’s tailored offerings and incredibly high-quality boutique design really meet the demand for smaller, curated apartment offerings, particularly in the Highlands neighborhood,” said Ryan Pakieser, vice president of asset management at Trailbreak Partners.

The Ridian site was formerly home to Habitat for Humanity of Metro Denver’s headquarters, which relocated in 2022 due to the organization’s evolving office needs. Demonstrating Trailbreak’s commitment to community, at the time of sale, 10% of the multifamily building’s units were designated as affordable, reserved for residents earning up to 80% of the area’s median income. The affordable unit designation at Ridian pre-dated Denver’s affordability requirements, which took effect on July 1, 2022, and was voluntarily established by Trailbreak to align its work with the Habitat mission and help preserve housing affordability in the Highlands neighborhood.
The property was designed by STUDIO Architecture and constructed by ARCO/Murray. Kairoi Residential will manage the property going forward.
