According to property records, Denver-based Trailbreak Partners has purchased commercial/retail property located on the northeast corner of East 8th Avenue and Lincoln Street at 808 N. Lincoln St., for $12.04 million. The site is currently home to LowDown Brewery & Kitchen and amounts to a total of 14,730 square feet.
According to a September press release, Trailbreak Partners plans to build an 18-story building with 332 residential units, 324 parking spots and about 5,000 square feet of ground-floor retail space.
“8th & Lincoln offers an incredible location at the confluence of the Golden Triangle and Capitol Hill neighborhoods and will allow for spectacular views of the Front Range to the west,” said Doug Elenowitz, principal at Trailbreak Partners. “We’re designing a building that not only nods to the historic neighborhood around us but brings in the creative elements of the museum district to the north.”
Called 8th & Lincoln, the project features a 17th-level pool, workspaces, fitness center and a rooftop terrace.
Hord Copland Macht and Arco/Murray Design Build have been engaged for the project.
Trailbreak submitted its formal site development plan to the city in November, which is currently under review. Construction is expected to begin in late 2023.
