Opus has completed the construction of The Bellwether, a 253-unit LEED Silver-certified multifamily development in the Denver Tech Center (DTC). Located at 7831 East Union Avenue, the seven-story luxury apartment complex, which replaces an under-utilized surface parking lot, provides a high-end option to meet growing demand for rental units in the area.
Opus and Miller Global Properties developed the property in a joint venture with Principal Asset Management®. Opus was both the design-builder and architect of record for the project, while Lamar Johnson Collaborative served as the interior designer. The property is being leased and managed by Greystar.
“The Bellwether represents the next evolution of residential living within the Denver Tech Center, combining refined design, original art, and thoughtfully curated amenities to create a truly boutique living experience. Our vision was to transform an underutilized site into a vibrant residential community that complements the energy and sophistication of The DTC,” said Eric Chamberlin, senior director of real estate development with Opus. “The Bellwether uniquely offers residents the convenience of a connected urban lifestyle within one of Denver’s most dynamic employment hubs.”
At more than 900 acres, the Denver Tech Center is one of the largest technology and business hubs in Colorado with more than 1,000 companies, hotels, restaurants, event venues, parks, golf courses and multifamily housing. The Bellwether is located less than a mile from the Belleview RTD light rail station and the I-25/ I-225 interchange, providing excellent access throughout the Denver metropolitan area.
“We are thrilled that The Bellwether is now available for leasing and can be enjoyed by future tenants. Principal has been the perfect partner to help us with the conception and capitalization of this luxury product, and Opus the perfect partner to be the lead developer,” said Jimmy Miller, president and CEO of Miller Global Properties. “Having been involved with the formation and development of The Denver Tech Center for decades, we are proud to be a partner in bringing this prominent property to southeast Denver.”
“Our collaboration with Opus and Miller Global on The Bellwether demonstrates our commitment to investing in high-quality multifamily developments in strategic growth markets,” said Kevin Anderegg, regional director at Principal Asset Management. “This project aligns perfectly with our investment strategy, delivering a premium residential experience in Denver Tech Center’s thriving business hub while incorporating sustainable features and modern amenities that today’s residents expect.”
The Bellwether offers studios, one-bedroom, two-bedroom and three-bedroom apartments with high-end finishes, including quartz countertops, wood-style flooring, smart home features, tile bathroom shower surrounds, front-loading washers and dryers, premium plumbing fixtures and walk-in closets. The complex offers controlled access and digital guest entry and a combination of surface and garage parking with 58 EV charging stalls. Additional amenities include work-from-home space; a fitness center and yoga studio; a pool and outdoor area; a clubroom with a kitchen, private dining and lounge area; a game room; a speakeasy; and a landscaped pond area with walking paths and dog stations.
