Clark & Enersen, a full-service design firm with an office in Fort Collins, has submitted concept development plans on behalf of Auraria Campus for an 11-story, 241,828-square-foot, mixed-use building at 1441 7th St., next to Ball Arena.
According to the submission, the development will include five levels of commercial space and six levels/75 units of housing above. Plans are preliminary and subject to change.
If approved, the project will be built next to Kroenke Sports & Entertainment’s 70-acre Ball Arena development, which will include a new city park, affordable housing, retail, and residential space, as well as a 128,000-square-foot performance venue.
This new development proposal falls in line with Auraria Campus’ ongoing growth trajectory. In September, MSU Denver broke ground on its first on-campus student housing complex in the school’s 60-year history. The 12-story Summit House, set to open in 2027, will provide 155 units and 550 student beds, a new home for the Classroom to Career Hub, and dining and retail space.
