Opus Completes Catalyst Industrial in Centennial

Opus has completed construction of Catalyst Industrial, a new 188,054-square-foot Class A shallow-bay speculative industrial development situated on 14.26 acres at 15030 E. Fremont Drive in Centennial. The project has already attracted strong tenant interest, with a 42,000-square-foot lease signed before completion.

“The Southeast submarket has strong labor demographics and has seen steady demand for new smaller-bay product, a fact underscored by the interest we saw from prospective tenants throughout construction and the pre-lease of nearly one-quarter of the building,” said Joe Swensson, senior director of real estate development with Opus, continuing, “That demand, paired with our commitment to community investment, drove the vision for Catalyst – from job creation to extending the Fremont Pass Recreational Pathway.”

Designed to accommodate multiple tenants, the 32-foot clear height building includes 21 dock doors with knockouts for an additional 17 doors and six drive-in dock doors; 268 vehicle parking stalls; and a 2,800-square-foot speculative office suite. The building also includes aesthetic features such as extensive front-facing glass, architectural design elements and multiple ingress and egress points. 

The project is optimally located 30 minutes from downtown Denver and benefits from Centennial’s well-developed multimodal transportation network with quick access to Arapahoe Rd., Interstate 25, Interstate 225, E-470 and Centennial Airport.

Opus was the developer, design-builder and architect and structural engineer of record on the project— its third in Denver’s Southeast submarket over the last five years.
