AVE Station House Breaks Ground in RiNo

A joint venture between RXRKorman CommunitiesInvent Development Partners and Halpern Real Estate Ventures has broken ground on AVE Station House, a 301-unit multifamily development in Denver’s RiNo Arts District.

The 13-story project will deliver 301 residential units, more than 6,000 square feet of ground-floor retail, and structured parking with EV charging infrastructure. Approximately 10% of the units will be designated as affordable housing. Completion is slated for late 2028.

The development brings together institutional capital and national operating experience with local development expertise. RXR continues to expand its national residential platform, while Korman Communities will operate the property under its AVE brand, known for service-driven, flexible living environments. Denver-based Invent Development Partners and Halpern Real Estate Ventures are serving as local development partners.

Todd Rechler of RXR said the project represents an opportunity to expand the firm’s presence in a high-growth market alongside established local partners. Lea Anne Welsh of Korman Communities added that Denver’s strong sense of community aligns with the AVE brand’s focus on resident experience.

Designed by OZ Architecture with interiors by Vida Design, the project will offer studio through three-bedroom units and more than 18,000 square feet of indoor and outdoor amenities, including coworking space, fitness and wellness facilities, a golf simulator, pool, and rooftop areas.

Brinkmann Constructors is serving as the general contractor.

Located one block from the RTD 38th–Blake station, the site provides direct rail access to downtown Denver and Denver International Airport, as well as connectivity to the 39th Avenue Greenway and bike network.

Denver Mayor Mike Johnston attended the groundbreaking and noted the project aligns with the city’s housing goals, including expanding middle-income rental supply.

“Projects like AVE Station House are critical to ensuring Denver continues to grow and thrive,” said Mayor Johnston. “We’re proud to support developers that work with the city to advance our Housing Initiative by delivering much-needed residences, activate communities, and create amazing living opportunities for our citizens.”
