Howell Construction, in conjunction with developer Trammell Crow and architect Farnsworth Group, has completed Shops at Olde Town Station in Arvada. This project recreated an underutilized parking lot and is part of a larger mixed-use, transit-oriented development that includes the Marriott Residence Inn, a project also built by Howell Construction.
Howell provided the core and shell construction of two retail buildings and all site work, which included a building pad for the Marriott Residence Inn hotel. Building One is 6,896 square feet and is located on the northern portion of the property and Building Two is located to the south and is 8,293 square feet. Both buildings are constructed with slab on grade foundations and have brick exteriors with metal panels and fiber cement features and storefront windows. The parking lot includes a total of 216 spaces, 128 for the hotel, and 88 spaces for the restaurants. The project consists of buildings housing both local and national restaurant chains including Snooze, Everbowl, Smashburger, Parry’s Pizza, and Cava.
Due to site limitations, three underground detention vaults were utilized for storm water storage and filtration. These vaults manage the water runoff for the entire site, eliminating the need for an above grade detention pond. Although not a new technology, this technique is growing in popularity due to decreasing site footprints.
“As requirements for controlling discharges from developments continue to increase, we are seeing more of these underground systems being utilized,” said Dan Vickers, Howell vice president.
