Louisville, CO – Marcus & Millichap recently announced the sale of McCaslin Healthcare Plaza, a 32,448-square foot, Class B medical office property located in Louisville, Colorado, according to Richard A. Bird, regional manager of the firm’s Denver office. The asset sold for $5,800,000.
Brian C. Smith, CCIM, a senior associate in Marcus & Millichap’s Denver office and associate director of the Healthcare Real Estate Group and the National Office and Industrial Properties Group, represented the seller, a private investor and also procured the buyer. Smith stated, “The seller was able to take advantage of excellent market conditions with the sale, while the buyer purchased a premier stabilized asset in Boulder County.”
McCaslin Healthcare Plaza is located at 400 South McCaslin Boulevard in Louisville, Colorado. The property consists of 19 suites occupied by a variety of medical and professional tenants.
Debt financing for the buyer was arranged by Phillip Gause, senior director with Marcus & Millichap Capital Corporation, also located in Denver. “This transaction is further evidence of the strong lender appetite for well leased, high quality medical office assets along the Front Range. We were very pleased to be able to assist with this opportunity and are confident it will prove to be a strong addition to our client’s real estate investment portfolio.”
