Originally constructed in the 1940s as a cold storage warehouse, Fabrica has been reimagined as a vibrant creative campus while staying true to its industrial roots. With thoughtfully refreshed common spaces, over 250 indoor plants, curated soft seating, and updated signage, the building’s transformation balances aesthetic warmth with professional functionality.
CBC’s tenant-focused upgrades are paying off. A diverse cohort of companies—including RULE Gallery, Comploy HR, Confluence, Noor Consulting and Therapy, and Ranger—have signed new leases, with longtime tenants like Snooze, Diablo Media, Delta-V Capital, and CBS Corp Business Solutions expanding their footprints.
“The energy of the building, the people, and the way it supports how we work only builds on the foundations in which Snooze was started,” said Brianna Borin, chief people and culture officer at Snooze. “It’s the perfect place for us to keep growing and thriving.”
Art as an Anchor
Fabrica is making waves not just with businesses, but also in the local art scene. As part of the building’s updated identity, CBC collaborated with RULE Gallery and the Boulder Museum of Contemporary Art to install large-scale works by Jason DeMarte on the building’s exterior, adding a fresh layer to RiNo’s celebrated outdoor art culture.
“Helping curate this was a meaningful opportunity and a great example of how Fabrica supports regional galleries, artists, and institutions—while rethinking what creative placemaking can be,” said Valerie Santerli, director and co-owner of RULE Gallery.
RULE Gallery’s return to RiNo was a full-circle moment, underscoring the neighborhood’s deep creative ties. The gallery’s new 715-square-foot headquarters at Fabrica is already becoming a cultural connector.
A Community-Driven Commercial Ecosystem
With hospitality-driven property management by CBRE’s Host platform and leasing handled by JLL, Fabrica is proving that the future of office space lies in community-minded, experience-rich environments.
Fabrica’s tenant roster also includes beloved bar and pub Will Call and developer Golub and Company, both of which have renewed long-term commitments, further anchoring the building as a collaborative hub.
