Real estate syndicate and property manager Tepuy Properties has successfully closed on the acquisition of a 27,116-square-foot industrial facility located at 11331 Dillon Road in Broomfield for $4.7 million.

The property, a glass recycling facility, is fully leased to Glass to Glass Denver, a subsidiary of Owens-Illinois, the world’s leading manufacturer of glass containers. Glass to Glass Denver specializes in transforming post-consumer glass into high-quality, reusable glass for manufacturers. Since its establishment in 2010, Glass to Glass Denver has been a key player in the region’s sustainability efforts, providing eco-friendly recycling solutions that help reduce waste and support the circular economy.

Built in 1973, the facility is strategically located just off Highway 287 and E-470, providing direct access to Denver International Airport. This location offers excellent connectivity to the Denver and Boulder metro areas, making it an ideal base for industrial operations, logistics, and distribution.

“We are thrilled to add this asset to our growing portfolio,” said Ricardo Bottome, Tepuy Properties’ asset manager. “Broomfield remains a strong market for industrial real estate, and this facility offers significant long-term potential, particularly as demand for recycling services and sustainable operations continues to rise. The long-term lease with Glass to Glass Denver, a subsidiary of Owens-Illinois, provides us with stable income, and we look forward to supporting their continued success.”

“The demand for industrial properties in Broomfield is strong, and this facility, with its established and environmentally responsible tenant, is a perfect addition to our portfolio,” Bottome added. “Its location with direct access to major transportation routes and proximity to the airport makes it even more valuable.”

Brandi Prochazka, property manager for Tepuy Properties, also weighed in on the acquisition: “This purchase aligns perfectly with our long-term strategy of acquiring industrial assets in prime locations with stable tenants. Glass to Glass Denver is an ideal fit for the property, and we are excited to continue managing this asset, supporting their sustainability goals, and ensuring the property remains a key part of the local industrial landscape.”

The acquisition was brokered by Jaime Pletcher of Gibbons White, who represented Tepuy Properties, while Matthew Trone of Cushman & Wakefield represented the seller in the transaction.

Founded in 2013, Tepuy Properties has rapidly expanded by enabling investors to pool resources and acquire commercial real estate throughout the Denver and Boulder areas. With the addition of this property, Tepuy Properties now owns and manages over 500,000 square feet of industrial, flex, and office space across the Denver and Boulder metro areas. The firm’s portfolio has grown to include 14 properties, 19 buildings, and over 125 tenants.
