A joint venture of Los-Angeles-based PCCP and Denver-based @confluentdevelopment has announced the speculative development of Westside 64th, a Class A, 125,985-square-foot warehouse located at 6653 Fig Street in Arvada.
Situated on a 10-acre site, the 32-foot clear height building will feature 36 dock-high doors, four grade-level drive-in doors, a 130-foot truck court, and two points of ingress and egress.
The West Denver submarket is among the tightest industrial submarkets in the region, with a vacancy rate of approximately 1.6% across 11.3 million sf of industrial space, according to CBRE’s Q3 2025 figures.

The need is greater than ever, with 89 percent of Coloradans saying the cost of housing is a serious or very serious problem, according to the Colorado Health Foundation’s 2025 Pulse Poll.
